Arnaud Karsenti serves as Managing Principal of 13th Floor Investments, a Miami-based real estate investment and development firm that has managed more than $5.5 billion in real estate assets since its inception in 2008. Under his leadership, the firm has grown into one of South Florida's leading real estate development firms, with a diversified portfolio spanning luxury condominiums, branded residences, hospitality, mixed-use multifamily communities, transit-oriented developments, and homebuilding throughout Florida and the Southeast.
Mr. Karsenti oversees the firm's investment strategy, capitalization, acquisitions, and development activities, directing relationships with institutional investors and capital partners while guiding the firm's long-term growth. Through a series of discretionary private equity funds and strategic joint ventures, 13th Floor has built a reputation for delivering transformative projects that combine institutional-quality execution with entrepreneurial vision across a broad range of asset classes.
Today, the firm's development pipeline includes some of South Florida's most significant residential and mixed-use projects, including the luxury branded Nobu Residences at 619 Brickell by Foster + Partners, Casa Cipriani Miami Beach, and the Link at Douglas transit-oriented community, as well as a growing portfolio of multifamily, mixed-income, and homebuilding developments. The firm's ability to execute across both luxury and large-scale mixed-use development has established 13th Floor as one of the region's most active and diversified real estate developers.
Prior to founding 13th Floor Investments, Mr. Karsenti founded Collegeboxes, the nation's leading college-based shipping and storage company, which was acquired by U-Haul in 2004. He began his real estate career by assembling properties throughout Miami's urban core, laying the foundation for what would become 13th Floor Investments.
Mr. Karsenti is an active member of the Young Presidents' Organization (YPO) and serves on the executive board of the Greater Miami Jewish Federation. He graduated cum laude from Duke University's Pratt School of Engineering with dual degrees in Mechanical Engineering and Economics and earned his MBA from Harvard Business School.
