Ricardo Dunin is a Founding Partner of North Development and Founder & CEO of Oak Capital, with more than 35 years of experience shaping the real estate markets of Miami, the Caribbean, and Brazil.
North Development - a partnership between Oak Capital and Edifica - a Peruvian real estate developer, builder, and fund manager - is redefining residential hospitality through its Domus and House of Wellness brands. Driven by a commitment to quality, innovation and design, the company has quickly emerged as one of South Florida's leading developers.
In the first quarter of 2026, North Development delivered Domus Brickell Park, its first Domus branded building, and has already commenced construction on its second Brickell development, scheduled for completion in late 2027. The company also launched its first House of Wellness project in Brickell in early 2026, with delivery anticipated in the first quarter of 2028. A third Domus-branded development is planned for a bayfront location within the Miami’s Edgewater neighborhood. Together, these four projects will deliver approximately 2,000 residences across Miami's most sought-after neighborhoods.
Founded in 2021, Oak Capital partnered with Fortune International Group to develop The Ritz-Carlton Residences, Pompano Beach - Dunin's third Ritz-Carlton Residences project. The development is expected to be completed in 2026 and has an estimated sellout value of approximately $600 million.
Before founding Oak Capital, Dunin was a Founding Partner of Lionheart Capital, where he led the development of two Ritz-Carlton Residences projects in Florida - one in Miami Beach and one on Singer Island (Palm Beach) - with a combined sellout value exceeding $1 billion.
Dunin is also the owner of the Flagler Group, a Miami-based real estate development company founded in 1996. Through Flagler, he developed Miami Airport Center and pioneered condo-hotel concept in South Florida with The Mutiny and the Sonesta Bayfront Hotel Coconut Grove (now known as the Arya Hotel).
Additional landmark projects include Le Sereno, an acclaimed waterfront resort in St. Barth designed by renowned Parisian designer Christian Liaigre, and The Meridian, a 111-unit luxury loft condominium in Miami Beach's South of Fifth neighborhood.
In Brazil, Dunin is a founding partner of Performance Empreendimentos Imobiliários, a Rio de Janeiro-based developer of residential, office, and hospitality projects. Since its founding in 2002, the company has participated in approximately $1 billion in real estate development.
