Demand for boutique, design-first buildings is rising—especially in Georgetown, Kalorama, and Union Market.
This conversation brings together leaders across development, design, and large-scale mixed-use to unpack how the market is shifting and who today’s luxury buyer really is. Andrew Son, CEO of The Wharf, offers a perspective on placemaking and destination-driven development; Robin Bettarel, Head of Multifamily at EYA, brings insight into how residential product is being positioned and delivered across the region; and Rob Jaekel, Studio Director and Residential Leader for Gensler’s Southeast region, adds a design and planning lens shaped by large-scale multifamily and mixed-use projects across the East Coast.

Robin Bettarel leads EYA’s multifamily development efforts, overseeing the planning and execution of large-scale residential and mixed-use communities across the D.C. region. She brings over 20 years of experience in multifamily and mixed-use development across the Mid-Atlantic, including major redevelopment projects such as West Falls and The Wharf Phase II. Robin holds a bachelor’s degree from Brown University and lives in Washington, DC with her family.
Andrew Son is CEO of District Wharf Properties, the investment manager and operator of The Wharf, a 3.5 million-square-foot mixed-use waterfront neighborhood in Washington, D.C. With more than 15 years of experience in real estate development, asset management and finance, he oversees the performance, leasing and strategic direction of one of the region’s most prominent destinations. Since joining District Wharf Properties in 2019, Son has played a key role in its evolution into a leading commercial, residential and cultural hub, guiding the project through the COVID-19 pandemic and into stabilization while driving strong leasing performance and record visitation.
Robert Jaekel is the Residential Leader for Gensler's Southeast region, bringing three decades of experience delivering large-scale residential and mixed-use projects across the East Coast. Based in Washington, D.C., Rob has led successful outcomes on notable projects including The Stacks in D.C., The Holston in Raleigh, North Carolina, and many more. In his role, he guides employees across eight Gensler offices spanning from Philadelphia to Miami in developing exceptional residential properties in both urban and suburban markets. Rob's combined project and regional leadership experience gives him deep familiarity with the technical, regulatory, and coordination complexities that define today's luxury residential market.
